Who we are

Downtown River Rentals LLC ("we," "us") operates three vacation rental cottages at 133–145 Old Mill Avenue, Pigeon Forge, Tennessee 37863, and this website. In plain terms: we collect the information you give us when you message or book us, plus the basic technical data any website receives. We use it to answer you and host your stay. We do not sell it.

Information you give us

When you use our contact form you may give us your name, email address, phone number, and your message. When you book a cottage through the booking window on this site, you give our booking system your name, contact details, the names and number of guests, your dates, payment information, and — as required by our house rules — a recent photo of the booking guest for identity verification. We use this information to respond to you, confirm and manage your reservation, send arrival instructions and your door code, and communicate with you during your stay.

Information collected automatically

Like every website, our hosting provider (Vercel) records standard server logs — IP address, browser type, pages requested, and timestamps — for security and to keep the site running. The booking widget on our cottage pages is loaded from Hospitable's servers (cdn.hsptb.com and booking.hospitable.com), which receive your IP address and may set functional cookies needed to hold your dates and complete checkout. The interactive map on our location and contact pages is loaded from Google Maps only after you click it; Google's privacy policy applies once it loads. Our fonts are hosted on our own server and send nothing to third parties. We do not currently run analytics scripts, advertising pixels, or retargeting.

SMS / text messages

If you give us your phone number, we may text you about your inquiry or reservation — for example, check-in instructions or a reply to your message. Message frequency varies; message and data rates may apply. Reply STOP to opt out, HELP for help. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Opt-in data and consent are not shared with any third party.

How we share information

We share information only with the service providers that make the site and your stay work: Hospitable (reservation management, direct booking, guest messaging, and its payment processor, which handles your card details — we never see or store your full card number); Vercel (website hosting); Google (maps, when you choose to load them); and the customer-relationship system that receives contact-form submissions. If you book us through Airbnb instead of this site, Airbnb's privacy policy governs that transaction. We may also disclose information if required by law or to protect our guests, property, or rights. We do not sell personal information and we do not share it for cross-context behavioral advertising.

Cookies and your choices

This site itself sets no cookies. The booking widget may set functional cookies needed to complete a reservation. You can block cookies in your browser; the booking window may not work if you do, but you can still email us to book. Because we use only functional cookies and no advertising trackers, we do not display a cookie banner.

Retention and security

We keep reservation records for as long as needed to host your stay, handle any follow-up, and meet tax and legal record-keeping obligations (generally seven years). Guest verification photos are kept only as long as needed for the stay and any related dispute. Contact-form messages are kept while we're in conversation and reasonably afterward. We use reputable providers and encrypted connections, but no method of transmission or storage is perfectly secure, and we can't guarantee absolute security.

Children

Our site and booking services are intended for adults. We do not knowingly collect personal information from children under 13. Bookings must be made by an adult.

Your rights

Whatever state you live in, you can ask us what personal information we hold about you, ask us to correct it, or ask us to delete it (subject to records we must keep for a completed stay). Email downtownriverrentals2018@gmail.com and we'll respond within 30 days. We will not treat you differently for making a request.

Third-party links

This site links to Airbnb, Google Maps, and local attractions. Their sites have their own privacy practices, which we don't control.

Changes and contact
